Grand Island developer wants to build senior housing complex

A Grand Island developer wants to build a senior housing complex on two adjoining properties bordered by Baseline Road, Grand Island Boulevard and Webb Road.

The land is currently zoned partly as single-family residential and partly as central business district. Colby Development LLC wants the parcels rezoned completely as central business district to pave the way for 108 housing units for seniors age 55 and older.

The complex will consist of a community building and three two-story buildings containing 36 units apiece. The majority of apartments would have two bedrooms; some would have one.

The Town Board set a public hearing at 8 p.m. May 20 in Town Hall to hear comments about the proposed rezoning.

Also at Monday’s meeting:

• The Town Board authorized a bond resolution for road construction on various roads throughout the town. The estimated price tag is not expected to exceed $800,000. The town plans to use $125,000 from the town budget and issue serial bonds for the rest.

• The board scheduled three public hearings for 8 p.m. May 20 to hear comments about the proposed issue of bonds for capital improvements.

The first is for improvements to the town consolidated water district, including filter replacements and modifications, painting and inspections. The project cost is expected to max out at $200,000. The second project involves new walls, liners, vents and pipes in the sewer system’s overflow retention facility, with an estimated cost of $430,000. The third project calls for the inspection, testing and cleaning of sewers at a projected cost of no more than $917,500.
